Pressure Washing Dunrobin

Pressure washing in Dunrobin keeps your home's exterior looking fresh and protected, but the process demands respect for the equipment and care with your property. Whether you're tackling your deck, driveway, or siding, understanding the right approach makes the difference between excellent results and costly damage. At GlassWing Window Cleaning, we've spent years refining these techniques for Dunrobin's climate and home styles, and we're sharing what works.

1. Assess Your Surface and Choose the Right Pressure Setting

Before you start, identify what you're cleaning. Dunrobin homes feature a mix of wood decks, concrete driveways, vinyl siding, and brick-each requires different pressure levels. Wood and vinyl can be damaged by high pressure, while concrete and brick tolerate it well. As a general rule, wood decks need 1,500 to 2,000 PSI (pounds per square inch), vinyl siding needs 1,300 to 1,600 PSI, and concrete can handle 3,000 to 4,000 PSI without harm.

Start at the lowest pressure setting and test on an inconspicuous area first. You can always increase pressure, but you cannot undo damage like splintering wood or gouging concrete. GlassWing Window Cleaning always begins this way on every Dunrobin property we service-it's the mark of professional work.

2. Prepare the Area and Protect What Matters

Clear the space of loose items, outdoor furniture, and potted plants. Close windows and doors, and ensure no one is nearby-pressure washing spray travels farther than you'd expect. If you're working near landscaping, wet the plants first to minimize harm, and consider covering delicate shrubs with tarps. Check that power cords are safely routed and won't get wet or damaged during the work.

In Dunrobin's residential neighborhoods, respecting your neighbors' space matters too. Aim the spray away from their property, and let them know you're starting so they can close their windows if needed. This courtesy reflects the same professionalism that sets quality service apart.

3. Mix Your Cleaning Solution Appropriately

For most exterior surfaces in Dunrobin, a biodegradable cleaner formulated for your surface type works best. Never use bleach on wood-it can cause permanent damage and staining. For vinyl siding and concrete, a mild detergent mixed at the manufacturer's recommended ratio prevents harm to your landscaping and waterways. GlassWing Window Cleaning uses eco-friendly solutions that clean effectively without the environmental impact of harsh chemicals.

Fill your pressure washer's detergent tank or use a downstream injector if your model has one. Always check the manual-different machines have different ways of delivering cleaning solution. Starting with detergent first, before switching to water-only mode later, gives you the best cleaning power.

4. Apply Detergent and Let It Work

Switch your pressure washer to low pressure and apply the detergent solution in overlapping horizontal strokes. Let the solution sit for 10 to 15 minutes on heavily soiled areas-this dwell time is what breaks down dirt, mold, and algae. On Dunrobin decks exposed to shade and moisture, you may see stubborn mold or mildew that needs the full time to soften before rinsing.

Do not let the detergent dry completely on the surface. If you see it starting to dry (especially in warm weather), spray a light mist of water to keep it wet. This prevents streaking and ensures even cleaning across the entire area.

5. Rinse at the Correct Angle and Pressure

Switch to high pressure and rinse thoroughly, always working from top to bottom so that dirty water flows downward and off the surface. On wood and vinyl, use a wider spray pattern (40 to 60 degrees) to reduce the risk of concentrated impact damage. On concrete, a narrower angle (15 to 25 degrees) focuses the water more effectively into pores and cracks. Keep the nozzle at least 12 to 18 inches from the surface, moving in smooth, even strokes.

Pay special attention to edges, seams, and corners where debris collects. Make multiple passes if needed to ensure all detergent and loosened dirt rinse away completely. On Dunrobin decks, this step is crucial because trapped moisture leads to rot and damage over time.

6. Dry and Inspect Your Work

After rinsing, allow the surface to air dry completely before walking on it or replacing furniture. This typically takes 24 to 48 hours depending on weather and sunlight. Once dry, walk the area and inspect for any spots you missed. You can do a second light pass on problem areas, but avoid over-washing, which wastes water and time without improving results.

For Dunrobin homeowners, this inspection step is where you'll spot any areas that may need professional attention-stains that won't lift, or damage from previous neglect. That's information worth having before deciding on your next maintenance schedule.

Pressure washing keeps your Dunrobin home looking sharp and protected, but it demands care and the right technique. If you'd rather have the work done by someone who knows every type of surface and Dunrobin's specific weather challenges, GlassWing Window Cleaning handles residential and commercial pressure washing throughout the area. We combine professional-grade equipment with eco-friendly practices and a genuine respect for your property. Reach out to discuss your cleaning needs-we're here to help.

Frequently Asked Questions

How often should I pressure wash my Dunrobin home?

Most homes benefit from pressure washing every 1 to 2 years, but Dunrobin properties exposed to shade or near trees may need it annually because moisture and algae build up faster. Driveways typically need cleaning every 2 to 3 years unless they're in high-traffic areas or under trees.

Can I pressure wash wood siding on my Dunrobin house?

Yes, but only at low pressure-1,300 to 1,600 PSI at most-and with a wide nozzle to avoid gouging or splintering. Always test on a hidden area first. If your wood siding is old or already damaged, professional cleaning is safer because improper technique can worsen the condition.

What's the best time of year for pressure washing in Dunrobin?

Spring and early fall are ideal because the weather is mild, drying time is reasonable, and you avoid the humidity of summer or the cold of winter, which slows drying. Avoid pressure washing during freezing temperatures or heavy rain.

Is it safe to use bleach when pressure washing in Dunrobin?

Bleach is not recommended for most surfaces because it damages wood, corrodes metal, and harms surrounding landscaping and soil. Biodegradable cleaners designed for your specific surface are safer and just as effective when given proper dwell time.

SERVICES

ECO-FRIENDLY

We’re doing everything we can to be positive contributors to our beautiful city and the environment.

Biodegradable Cleaners

We use an orange-peel based pressure wash cleaning fluid that we use to clean your siding or walls with first before breaking out the pressure washer. The orange peel cleaner is biodegradable and 100% eco-friendly (and does an amazing job breaking down dirt).

Low Water Usage

We have adopted the process of cleaning exterior walls with our orange-peel soap and a mop before power washing. This creates a much cleaner surface than pressure washing alone, it allows us to not have to use the full power of a pressure washer (which can damage your siding), and we use much less water, which is great for the environment and the city’s water usage. All our soaps and cleaning materials we use for windows are biodegradable and include zero phosphates.

Soy Based Inks

All of our printed materials, business cards, brochures, receipts, etc are printed on recycled papers using soy based inks (no oil based inks).

Sensible Vehicle

We need a truck to transport our equipment from job to job, but that doesn’t mean we need to drive a huge gas-guzzling monster truck. Our vehicles are compact pick-ups. They’re great on gas.

Wind Powered Website

This website is hosted by the North American internet hosting company that has won more Green Energy Awards than any other hosting company in the last decade. They own a wind farm in California, and power their entire business, and this website, on wind power.
