High Rise Window Cleaning

High rise window cleaning is the professional washing and maintenance of windows on buildings taller than three stories, where standard ladder access is unsafe or impractical. GlassWing Window Cleaning provides this specialized service across Ottawa and surrounding areas, using equipment and methods designed to reach upper floors safely while protecting both the building and the environment.

If you own or manage a multi-story residential building, commercial property, or office tower in Ottawa, understanding how this service works helps you make informed decisions about maintenance scheduling and service providers. This guide walks through the process a professional team follows to deliver clean windows on high-rise structures.

Step 1: Schedule an On-Site Assessment

Before any work begins, GlassWing Window Cleaning conducts a physical inspection of your building. This visit determines the building height, window count, material type (glass, frames, seals), weather conditions typical to Ottawa's climate, and any access challenges such as architectural features or nearby power lines. The assessment also identifies safety requirements and equipment needs.

During this visit, the team evaluates whether your building suits rope access, boom lift, or other specialized equipment. They also discuss your timeline, frequency preferences, and any special considerations-such as occupied office spaces or sensitive manufacturing environments. This information shapes the scope of work and realistic scheduling.

Step 2: Select the Right Access Method

High rise window cleaning in Ottawa requires one of several access approaches, each suited to different building types and conditions. The choice depends on building height, architectural design, weather, and safety regulations.

  • Rope access (abseiling): Trained technicians descend from the roof on secure ropes, ideal for buildings 10-30+ stories with accessible roof anchors. This method is cost-effective for many commercial properties and requires minimal equipment setup.
  • Boom lift or cherry picker: Mobile elevated work platforms reach heights up to 150 feet and work well on flat facades without roof access. Common for Ottawa office buildings and apartment complexes with ground-level access.
  • Window cleaning cradles: Suspended platforms mounted to the building's facade, used on very tall structures or those with safety cable systems already in place.
  • Swing staging: Older method using scaffolding; less common today but still used for specialized restoration projects or historic buildings in Ottawa's downtown core.

GlassWing evaluates your building's specific conditions and recommends the safest, most efficient method. Weather conditions-particularly Ottawa's winter winds and temperature swings-influence which approach works best on any given day.

Step 3: Prepare the Work Area and Notify Building Occupants

Before equipment arrives, the team coordinates with building management to ensure stairwell access, roof openings, and ground-level zones are clear. For commercial properties in Ottawa, this includes notifying tenants of the service date and duration so they can expect minor disruptions or prepare meeting rooms away from windows.

Safety cordons are set up on the ground to prevent pedestrian entry. If the building has signage or decorative elements on the facade, these are carefully protected. Plastic sheeting or netting may be used to catch water runoff and debris, an important step in busy Ottawa commercial districts where ground-level foot traffic is heavy.

Step 4: Conduct Pre-Cleaning Inspections and Preparations

Before washing begins, technicians inspect each window for damage, cracks, or sealant issues. Existing damage is documented and reported to the building owner-this protects both parties and ensures you know the condition of your windows before work proceeds. If seals are compromised, water entering during cleaning could cause interior damage.

The team then sets up water systems. GlassWing uses eco-friendly, biodegradable cleaning solutions and water-conservation techniques that reduce runoff while delivering results. Purified water systems are staged on the roof or at ground level, depending on the access method chosen.

Step 5: Execute the Cleaning Using Professional Techniques

Once all safety measures are in place, technicians begin at the top and work downward. This prevents dirty water from upper floors dripping onto already-cleaned lower windows. Using long-handle brushes, squeegees, and specialized tools, they scrub frames, glass, and sills to remove dirt, algae, bird droppings, and mineral deposits-common issues on Ottawa buildings exposed to variable weather.

Professional high rise window cleaning typically requires 1-3 days depending on building size, window count, and access method selected.

Technicians rinse with purified water to prevent streaking and mineral spots, a particular concern in Ottawa's hard-water regions. Safety harnesses remain engaged throughout, and communication systems keep the ground crew informed of progress. Weather monitoring is continuous; if wind speeds exceed safe limits or rain begins, work pauses until conditions improve.

Step 6: Inspect and Document the Completed Work

After cleaning, GlassWing conducts a quality walkthrough. Ground-level inspections check for consistent results and any missed spots. Interior light is used to verify glass clarity and frame cleanliness. This final review ensures the standard meets both the business's expectations and yours.

Documentation is provided, including before-and-after photos and a work completion report. This record helps you track maintenance history and plan future cleanings. GlassWing can recommend maintenance schedules based on your building's exposure, Ottawa's seasonal weather patterns, and your use case-whether residential, office, retail, or industrial.

Step 7: Establish a Maintenance Schedule

Most high-rise buildings benefit from regular cleaning cycles rather than one-time projects. Quarterly service keeps windows clear and reduces the buildup of contaminants; biannual cleaning (spring and fall) suits many Ottawa commercial properties with moderate exposure. Buildings near highways, construction zones, or tree cover may need more frequent attention.

GlassWing works with property managers to schedule services that fit operational calendars and budgets. Preventive maintenance costs less than addressing damage caused by prolonged grime and mineral buildup, and clean windows improve both tenant satisfaction and the property's market appearance-a critical factor for real estate showings and commercial leasing in Ottawa's competitive market.

If you manage or own a multi-story building in Ottawa and want professional guidance on high rise window cleaning for your property, reach out to GlassWing Window Cleaning. The team will assess your needs, explain your options, and schedule work that fits your building and timeline.

Frequently Asked Questions

How often should high rise windows be cleaned in Ottawa?

Most Ottawa commercial and residential high-rise properties benefit from cleaning two to four times per year, depending on exposure to weather, nearby traffic, and tree cover. Buildings in urban cores or near construction may require quarterly service; sheltered properties may need only biannual cleaning in spring and fall. GlassWing assesses your building's specific conditions and recommends a schedule that balances cleanliness with budget.

Is high rise window cleaning safe?

Yes, when performed by trained professionals using proper equipment and safety protocols. GlassWing technicians use certified rope access, elevated work platforms, or other access methods with full safety harnesses, communication systems, and weather monitoring. All work complies with Ontario safety standards, and insurance covers the operation.

What is the cost of high rise window cleaning services in Ottawa?

Pricing varies based on building height, window count, access method required, and cleaning frequency. A single commercial tower may cost significantly more than a three-story residential building. GlassWing provides a free on-site assessment and customized quote; contact them directly for pricing specific to your property.

Can window cleaning damage my building's seals or frames?

Professional window cleaning does not damage seals or frames when performed correctly. GlassWing inspects windows before and after service to catch any existing damage and ensure methods are appropriate for your frame material. If seals are already compromised, the team documents this so you can arrange repairs separately.

Does GlassWing use environmentally friendly methods for high rise cleaning?

Yes. GlassWing uses biodegradable cleaning solutions and water-conservation techniques designed to reduce environmental impact while delivering professional results. This is especially important in Ottawa, where runoff from cleaning operations can affect local water systems.

SERVICES

ECO-FRIENDLY

We’re doing everything we can to be positive contributors to our beautiful city and the environment.

Biodegradable Cleaners

We use an orange-peel based pressure wash cleaning fluid that we use to clean your siding or walls with first before breaking out the pressure washer. The orange peel cleaner is biodegradable and 100% eco-friendly (and does an amazing job breaking down dirt).

Low Water Usage

We have adopted the process of cleaning exterior walls with our orange-peel soap and a mop before power washing. This creates a much cleaner surface than pressure washing alone, it allows us to not have to use the full power of a pressure washer (which can damage your siding), and we use much less water, which is great for the environment and the city’s water usage. All our soaps and cleaning materials we use for windows are biodegradable and include zero phosphates.

Soy Based Inks

All of our printed materials, business cards, brochures, receipts, etc are printed on recycled papers using soy based inks (no oil based inks).

Sensible Vehicle

We need a truck to transport our equipment from job to job, but that doesn’t mean we need to drive a huge gas-guzzling monster truck. Our vehicles are compact pick-ups. They’re great on gas.
